See what changed
Prices and days use the underlying sales across the entire period. Medians are not averages of monthly medians. A change in the mix of properties sold can affect prices.

Inside the selected month
Waterfront homes and inland condos don’t always move together. Choose a property type above, then compare price brackets in the deep dive. The best comparison for one property still starts with similar nearby sales.

These comparisons follow the same sold properties. They don’t compare today’s asking prices with a different group of recent sales.
Monthly median · 100% means the final asking price was met. Axis is scaled to show variation.
New listings Closed sales · Different groups of properties, not a conversion rate.
The pace of the market
Median reported days on market for completed sales. Lower means the typical sold property spent fewer days on the market; it does not mean every home sold quickly.
Days, starting at zero · Comparable-only sales and invalid days are excluded. Sample sizes are in the monthly table.

Know what you’re reading
Marco Island single-family homes and condominiums included in this Market Data snapshot. Land, rentals and other property types are excluded. The figures reflect reported sales and may not include every recorded property transfer.
Median is the middle value of the eligible sales. Price per square foot is the median of individual sale prices divided by reported air-conditioned living area. Sales are grouped by close date.
Days on market uses the reported marketing period, not the number of days between listing and closing. Comparable-only sales and negative or missing days are excluded from this metric. Valid zero-day values are retained.
The median of each eligible sale’s closed price divided by its final exported list price, expressed as a percentage. Comparable-only records and records without a positive list price are excluded. It is not a comparison with the original asking price, and does not adjust for concessions.
Active listings divided by the average monthly number of marketed sales during the preceding 12 complete months. Pending and comparable-only records are excluded from this calculation. A full year smooths seasonal swings. More months means more available homes relative to the recent sales pace; it is not a price forecast or a promise about how long a particular home will take to sell.
The price-bracket table groups active properties by current asking price and closed properties by sale price. These are different groups, and a property may move between brackets. Brackets with fewer than 12 annual sales are marked as limited samples.
Inventory is a dated snapshot of properties actively for sale. Under-contract properties are shown separately, including contingent contracts when reported. The inventory date stays visible when you change the closed-sale reporting month. A trend begins only when at least two dated snapshots exist.
New listings are grouped by listing contract date across all statuses; comparable-only entries are excluded. Relisted properties can count as new listing events. New listings minus sales is not the change in inventory: contracts, withdrawals, expirations, relistings and timing also matter.
Price reductions compare an active listing’s current asking price with its original asking price. Missing or invalid original prices are excluded; the median reduction describes only listings with a lower current price.
The comparison tool follows the reporting month selected above. Quarter uses the latest complete calendar quarter ending on or before that month; year to date compares January through the selected month with the same months a year earlier. Last 12 months compares two consecutive 12-month periods. A full period of coverage is required; unavailable history is never treated as zero.
Year-over-year changes compare the same calendar month and property type. Days are shown as a difference in days; sale / list changes are percentage points. A change is unavailable when the earlier value is missing or zero. A small sample or a different mix of homes can move the median considerably.
Only completed months are shown. Recent results may change as sales are reported or corrected. This snapshot is not yet connected to a daily update feed.
